Our core business, producing plastic resins and petrochemicals, takes place at three wholly-owned chemical manufacturing subsidiaries located in Delaware City, Delaware, Baton Rouge, Louisiana and Point Comfort, Texas.

Title: Civil Maintenance Technician (HVAC)

I. POSITION OBJECTIVE

Oversee execution of assigned Civil Maintenance work orders, B-1 projects, and unit price work to ensure safety, quality control, and schedule of Civil Maintenance work. Also to coordinate with other Maintenance crafts and Operations departments to ensure smooth work flow.

II. QUALIFICATIONS

1. High School graduate or equivalent

2. Valid driver’s license

3. At least two years’ experience preferred in related field.

4. EPA Certification, section 608 type 1 & 2.

5. Knowledge of 460 volt 3 phase equipment, preferred.

III. TRAINING

Will require training in Company Policies and Procedures after hire.

IV. DUTIES AND RESPONSIBILITIES

1. To ensure the execution of work order/projects are assigned in an efficient manner with quality workmanship and safe work methods per EHS Safety Manual

2. To care and manage the equipment assigned and ensure proper working condition

3. Initiate the purchasing system process for materials and tools needed to complete assigned work

4. To perform pre-job walk-downs with Operations designees to identify hazards and implement countermeasures

5. Properly fill out necessary warehouse commodity requests with correct account code and cost center information and submit to the supervisor or appropriate approval authority for execution.

6. Provide information to the supervisor for observations in the field of abnormal situations and possible failure even if they fall outside the employee’s immediate area of responsibility.

7. Communicate and coordinate with HVAC Supervisor and maintenance contractor supervision in order to evaluate, correct behavior and ensure safety and efficiency of individual contract personnel

8. Participate in any assigned TapRoot investigations as Civil Maint. representative
9. Complete required training to become competent scaffold inspector, qualified rigger, signal person, traffic control technician.

10. Ensure that regular maintenance contractors and unit-rate contractors conduct assigned Civil work within applicable codes and EH&S safety manual requirements.

11. Periodic review of historical file to ensure that your equipment history is accurate and representative of all failures, special notes and changes are inclusive

12. Perform step-up supervisor duties for cost center 6274 as required.

13. Perform safety audits to ensure field crews are working according to safety requirements

14. Perform field measurements to quantify completed construction for payment of contractors

15. Individual area of stewardship for total housekeeping management.

16. Coordinate with operations departments supervision and are maintenance Supervision to ensure proper coordination for projects requiring multiple crafts

17. Research and suggest improvements that will lower costs and/or improve efficiency in the technician’s individual area of responsibility.

18. To study and maintain proficiency in technical responsibilities, be prepared to be tested and assessed in your abilities to perform your job skills, including knowledge of the department and equipment S.O.P.’s

19. Teamwork; used daily to understand other employees, communicate, and perform complex job functions as part of a larger team.

20. Work outside normal shift hours as needed.

21. Maintain regular and reliable attendance.

IV. MACHINES, TOOLS, AND ELECTRICAL DEVICES

1. Proficient in basic hand tools and those used in the HVAC trade (Freon gauges, voltmeters, reclaiming equipment, etc.)

2. Historical Files

3. AS400-used daily for looking up parts and their availability and also for PriSM training.

4. OEM Manuals-frequently used when problems arise to find manufacturer information on equipment and also to find phone contacts if verbal assistance if needed.

5. Rolling stock-such as forklift, man lift, and truck used daily to pull equipment for shop work, staging tools and equipment at job site, access to overhead work, and transportation to various units in the plant.

VI. PHYSICAL ACTIVITY

A. Climbing, ascending or descending ladder, stairs, scaffolding, ramps, poles, and

the like, using feet and legs and/or hands and arms. Body agility is emphasized.

B. Balancing, maintaining body equilibrium to prevent falling when walking, standing, or crouching on narrow, slippery or erratically moving surfaces.

C. Stooping, bending body downward and forward by bending spine and waist. Example: Catching Samples.

D. Kneeling: bending legs at knee to come to a rest on knee or knees.

E. Crouching bends the body downward and forward by bending leg and spine.

F. Crawling, moving about on hands and knees or hands and feet.

G. Reaching, extending hand(s) and arm(s) in any direction.

H. Standing, particularly for sustained periods of time.

I. Walking, moving about on foot to accomplish tasks, particularly for long distances.

J. Pushing, using upper extremities to press against something with steady force in order to thrust forward, downward, or outward.

K. Pulling, using upper extremities to exert force in order to drag, haul or tug objects in a sustained motion.

DEGREE OF LIFTING ON A REGULAR BASIS: 75 lbs

L.Lifting, raising objects from a lower to higher position or moving objects horizontally from position to position.

M. Fingering, picking, pinching, typing or otherwise working primarily with fingers rather that the whole hand or arm as in handling.

N. Grasping, applying pressure to an object with fingers and palm.

O. Feeling, perceiving attributes of objects such as size, shape, temperature of texture by touching with skin, particularly that of fingertips.

P. Talking, expressing, or exchanging ideas by means of spoken words.

Q. Hearing, perceiving the nature of sounds with no more than a 40 db loss @ 500 Hz,1,000 Hz, and 2,000 Hz with or without correction, Ability to receive verbal communication and to make fine discriminations in sound such as when making adjustments on machined parts.

R. Repetitive motions, substantial movements (motions) of the wrists, hands and/or fingers.

VII. VISUAL ACTIVITY REQUIRED

A. Machine operation, inspection, close assembly, clerical and administrative duties.

B. Machine operation and skilled trades, use of lathes, drills, presses, power tools, where seeing at a job is at or within arm’s reach

C. Mobile equipment operations, operate cars, trucks, buses, fork lifts, cranes, and high lift equipment.

D. Other criteria based on accuracy and neatness of work.

E. Position requires individual to differentiate colors, depth, and perception.

VIII. CONDITIONS SUBJECTED TO THIS POSITION

A. Inside environmental conditions protected from weather conditions not necessarily room temperature conditions.

B. Outside environmental conditions, no effective protection from weather.

D. Subject to extreme cold, temperatures below 32 degrees for periods of more than one hour.

E. Subject to extreme heat, temperatures above 100 degrees for periods more than one hour.

G. Subject to vibration, exposure fluctuating movements of the body.
